The median sales price for all home properties in the Paul areawas $153,000 in April, down more than 25 perceny from a year ago. Even when lender-mediatefd foreclosures and short sales were taken out ofthe mix, there was still an 8.5 percent price decline. Therwe was a bright spot in the data: 5,211 pendin sales in April, up 23.8 percent from April 2008. Of thoses pending sales, nearly half were lender-mediated. The combination of lowedr prices and more pending salese is similar tothe association’s . Despite the troubles, the Twin Cities marketg appears to be performing better than the nation as a accordingto data.
The median salesa price of single-family homes (a measurer that excludes condominium properties) in the Paul metro area was $174,10o for the first quarter of 2009, down 12.9 percent from the same quartef ayear ago. But nationwide it was down 13.8 percent.
